  • Wall cladding laps and junctions: Particularly at internal corners, where cladding meets different materials or where ground clearance is insufficient.
  • Decks and balconies: Where horizontal surfaces abut walls, and particularly where structural connections create penetrations through the waterproofing layer.

Maintenance Matters

A weathertight home when new can develop leaks over time as sealants fail, flashings lift, and cladding systems age. Regular maintenance — checking and resealing penetrations, clearing gutters, inspecting roof flashings, and repainting cladding before it cracks — is far cheaper than remediation. Annual inspections of the most vulnerable areas are a worthwhile investment for any homeowner.
