The Wet Area Challenge
Wet areas — bathrooms, showers, laundries, and outdoor living spaces with drainage — are among the highest-risk areas in residential construction for moisture problems. Failed waterproofing in a shower or bathroom can cause structural damage, mould growth, and health problems. Fixing a failed wet area — once tiles are set and linings are finished — is expensive and disruptive. Getting it right the first time is far cheaper and simpler than remediation later.
New Zealand’s building consent requirements for wet areas have been tightened in response to a history of waterproofing failures, and the current requirements under E3 (Internal Moisture) of the Building Code prescribe specific performance outcomes for wet area construction. Understanding these requirements — and how to achieve them reliably — is essential for builders and tilers working in residential construction.
Waterproof Membrane Systems
The primary approach to shower and bathroom waterproofing in New Zealand is the application of a liquid-applied waterproof membrane to the substrate before tiling. Membrane systems — proprietary systems from manufacturers including Ardex, Mapei, Laticrete, and others — are applied to appropriate substrates (tile backer board, fibre cement sheet, or concrete) to create a continuous waterproof layer behind and beneath the tile finish.
Key to membrane system performance is: the right substrate (rigid, stable, and compatible with the membrane); application to the manufacturer’s requirements (including coverage rate, number of coats, and reinforcing at joints and changes of plane); and correct detailing at the drain, wall/floor junction, penetrations, and corners — which are the most common failure points.
Tile Selection and Installation
The tiles over the membrane are not themselves the waterproofing — the membrane does that job. But poorly installed tiles — with inadequate adhesive coverage, incorrect grout, or missing movement joints — can fail in ways that compromise the membrane, allow water ingress at grout lines, and create maintenance problems. Tile installation to AS 3958 standards, using appropriate adhesives for wet areas, and with correct movement joint placement, is required for durable wet area installation.
