Leave room to maintain the house when planning the garden

Coordinate planting and landscaping with access to cladding, drainage and building services so a finished garden remains practical to maintain.

Landscaping is often the final part of a building project to take shape. By then, the team is keen to soften the site and finish well. It is also the moment when access for future maintenance can quietly disappear behind planting, fences and garden structures.

Walk the maintenance route

Review the completed landscape plan with the building’s maintenance information beside it. Identify the places an owner or contractor will need to reach: drainage inspection points, exterior equipment, windows, vents and surfaces that require cleaning or recoating. Consider the mature size of plants rather than the size shown in a nursery pot. A narrow gap that works on handover day may not remain usable.

Resolve the boundary between landscape and building

Finished ground levels, paving and planting must work with the building’s details. Ask the designer to resolve those junctions before landscaping changes the conditions around the walls. Avoid treating a garden edge or raised bed as a purely decorative decision when it sits beside cladding or a drainage path. Where a proposed change affects the approved design, get the appropriate advice before proceeding.

Make ownership clear

Maintenance responsibilities can become blurred when several contractors deliver different parts of a project. Put the relevant information together for the owner: who installed the system, where service points are, what routine attention is required and which instructions apply. For a shared property, identify who maintains each area. MBIE’s homeowner guidance treats ongoing maintenance as part of looking after the investment. A thoughtful garden can still be lush and sheltered; the goal is to preserve the access needed to keep the building in good order alongside it.
