Start With the Ground

Everything that sits above ground depends on what’s below it. Poor ground preparation — inadequate compaction, unmanaged groundwater, failure to identify problem soils — creates settlement, movement, and structural problems that are expensive to fix once the building is on top. Investing properly in ground investigation and site preparation is never wasted money: it’s the foundation on which everything else depends, literally and figuratively.

New Zealand’s soils are extraordinarily varied — from the firm volcanic rock close to the surface in parts of Auckland and the central North Island, to the deep peat soils of the Hauraki Plains and Southland, to the liquefiable sands of the Canterbury coastal plains. Knowing what you’re building on requires investigation, not assumption.

Site Investigation

A geotechnical investigation appropriate to the scale and risk of the project is the starting point for any significant construction. For residential sites in areas with unknown ground conditions, test pits (dug by excavator to expose the soil profile) provide the most cost-effective initial investigation. For larger projects or sites with more complex geology, bores and cone penetration testing (CPT) provide more detailed information about soil properties at depth.

The geotechnical report from the site investigation provides the data that the structural engineer needs to design foundations appropriate for the actual site conditions. Building on assumed conditions — particularly in unfamiliar geological environments — is a risk that frequently creates expensive problems.

Fill Material and Compaction

Where site levels need to be raised, fill material must be appropriate for the purpose and placed and compacted correctly. The fill material specification — its gradation, plasticity, and moisture content — determines how well it compacts and how it performs under load. Fill that is placed without compaction testing creates settlement risk that can cause foundation movement and structural damage. Compaction testing — density testing to confirm that the specified compaction level has been achieved — is the quality assurance measure that provides confidence that the fill will perform.
