AI and Automation in NZ Construction: What BRANZ Predicts for the Next Decade

Artificial intelligence, machine learning, and automation are reshaping industries worldwide — and New Zealand’s construction sector is not exempt. BRANZ principal scientist Manfred Plagmann says predicting the exact timeline is difficult, but the direction of change is clear: technology will significantly transform how New Zealand builds over the next decade.

“The impact of technology is something we need to be thinking about now,” Plagmann has said. “Not to be alarmist, but to ensure the sector is positioned to adapt rather than be caught off-guard.”

Where Automation Is Already Happening

Some automation in construction is already here, even if it isn’t labelled as AI. Prefabrication and offsite manufacturing use increasingly automated production lines. Building consent software uses rule-based checking to flag common errors. Site management platforms automatically generate progress reports and flag schedule risks. These are early-stage applications, but they represent the foundation on which more sophisticated AI tools will build.

What’s Coming in the Next Five to Ten Years

BRANZ’s analysis points to several areas where AI and automation will have the most significant impact on NZ construction:

  • Design generation: Generative AI tools can already produce building designs from a brief, explore hundreds of variations simultaneously, and optimise for cost, energy performance, and structural efficiency. These tools won’t replace architects and designers, but they will change how design work is done.
  • Site monitoring and safety: Computer vision systems that monitor sites for safety hazards in real time are already being deployed by early adopters. As the technology matures and costs fall, they will become standard on major projects.
  • Robotic construction: Bricklaying, concrete pouring, and repetitive carpentry tasks are targets for robotics development. Labour shortages in these areas are accelerating investment.
  • Predictive maintenance: AI systems that predict when plant and equipment will fail — before the failure occurs — reduce downtime and improve safety across the sector.

What It Means for Workers

Automation tends to eliminate repetitive, high-volume, low-skill tasks while increasing demand for higher-skill roles. In construction, this likely means fewer labourers doing repetitive work and more demand for technicians who can operate and maintain automated systems, interpret AI outputs, and manage complex project information.

The skills most at risk are those that involve little judgement or physical dexterity — tasks where a machine can be programmed to do the same thing thousands of times consistently. The skills least at risk are those requiring problem-solving, relationship management, and the ability to respond to unpredictable situations.

For tradies and building professionals, the message is not panic — it’s preparation. Understanding new tools, staying current with technology in your trade, and developing the soft skills that machines cannot replicate is the best defence against being displaced by them.
